hello. we have a small problem with our construction company. they installed windows of different sizes. in the original plan, all windows were the same size. the draftsman then changed this, but did not consult with us. so there was no approval from our side. no one brought it up to us, and then we signed the drawings and construction began. now we have noticed that the windows are different sizes. the site manager acknowledges this and is willing to compensate us financially. it concerns two windows that would need to be changed (masonry, ordering new windows, etc.). the construction schedule would also be delayed. now the question: what can we demand? how many euros are reasonable? hope someone can help me. thank you very much

Hello,

Does your general contractor want to compensate you and you are retrofitting the windows, or how should I understand this question?

Kind regards

I could live with the windows. It's a matter of principle and about what can be demanded now. I wouldn't rebuild it then. The company offered me 350 euros so far. I think that's too little. Regards

Hello,

With all due respect, that is a typically German attitude

I neither know your construction contract nor your window program, but what I read here is that you approved the plans and that your general contractor is accommodating you out of pure goodwill.
About 100 people are involved in building a single-family house and none of them are free from mistakes – there is no construction contract that is created without errors; it only has to be free of defects at handover. You yourself write that you can live with the smaller windows – so it cannot be a really serious defect for you. I would recommend that you refrain from demanding money and instead negotiate with your general contractor/site manager about an “extra” that you perhaps could not or did not want to afford at contract signing. If you meet somewhere in the middle pricewise, not only you but also your general contractor will have gained a satisfied client.

When holding on to “your principle,” don’t forget that your general contractor accommodated you without obligation and the root cause of the error clearly lay with you. In my opinion, this speaks for your general contractor being an agreeable and reliable person; maybe you will still depend on his accommodation during the rest of the construction progress.

Kind regards

We initially did not notice this. After all, we are not professionals. Normally, the information should have come from the planner, or if I change a window size, I adjust the others as well to restore symmetry.
