Hello we want to build:

1 bungalow about 150 m2, expanded attic that should be used as a granny flat.

We have bought a 600 m2 plot. We have left:

250T€ for the house, 65T€ for incidental building costs including carport and outdoor facilities.

Our wishes: heat pump, underfloor heating, electric shutters. Will our money be enough?

Who would you recommend? Solid house or prefabricated house is almost the same to us! Thank you very much

This is still hardly or not at all answerable, as I do not know whether it is an L-bungalow, how the attic for the granny flat should be designed, which energy efficiency class, etc. You are a bit stingy with information in your search for answers :confused:

From experience, however, I would tend to say that 250,000€ is not enough (not even close) for a solidly built bungalow, and certainly not for a prefabricated house.

For the desired object of desire, your plot would need a building window of at least 17 x 13 to realize 150 sqm of living space on one level. Due to the resulting size of the base slab and roof area, you can calculate around 250,000€ alone for the size of this bungalow as a KfW 70 efficiency house and turnkey. Then there is the expansion of the attic: installation of a staircase, construction of a bathroom and kitchen, living/sleeping area; I would again estimate around 55,000€ +/- 5,000€. So we are talking about a total investment volume of around 310,000€ for the house plus 30,000€ typical ancillary construction costs plus "x" for extras and outdoor facilities.

Hello building expert,

our plot is 24m by 27m, so we still have some garden left.
We would also like to build smaller, but we have to build with a granny flat because we have to take my mother-in-law with us.
It should be KfW 70.
We have €320,000 available for the house and ancillary house costs.
I calculated with €250,000 for the house and estimated the rest for additional construction costs like carport, etc.
Do you have any other ideas? Unfortunately, I am running out of ideas to find a reasonable house with a granny flat. Usually, the living spaces (living/dining and kitchen on the ground floor) are so small (max. 40-45m2) when the granny flat is also on the ground floor, and the bedrooms and bathroom are too big in the attic (or on the first floor).
We are very grateful for any ideas.

Thank you for your quick and comprehensive response.
Yes, we are quite overwhelmed.
The fact is, we have only about €310,000 and that must be enough for the ancillary building costs and the house with the granny flat.
Somehow we thought that should be possible.
What does it look like if we banish the granny flat to the basement?
A normal single-family house with about 130m2 on top and done.
We have already paid for the land. (€150,000)
