Hello,

we have decided to contract the trades individually for the house construction, as we have heard positive experiences from several homeowners. Now I am looking for the individual trades, which trades do I need? and what experiences have you had with this?

That's what the architect does, you can't do that yourself. What are they supposed to build according to and who is supposed to coordinate that?

Oh, a buddy is also doing it without an architect and without experience. However, with a wide circle of friends and EXTREME time effort!! I therefore also recommend the architect or a company that allows a modular system.

you also still need someone for the earthworks, someone who pours the foundation slab, lays the screed, a carpenter for the windows, etc.

Do you seriously want to do this alone, or do you have an architect on board? I consider it extremely risky to do the tendering, awarding, and supervision yourself.. You need more knowledge than just a bit of information googled from the internet..

and furthermore: we are building with individual contracts through architects and we are currently noticing that the construction industry is booming and they haven’t been waiting for us; some don’t submit any offer at all and decline right away or it just takes time..

the major trades for the house are as follows:

Earthworks and drainage
Foundation and masonry work
Carpentry
Roofing and tinsmith
Doors and windows
Heating engineer
Electrical work
Interior plaster
Screed
Exterior plaster
Flooring
Painting and wallpaper
Outdoor area

Attention: The cost estimate still includes quite a few additional items: connections, architect, taxes, insurance, structural engineer, surveying, etc...

It is possible to contract the trades yourself. It is important that you have a master plan including execution plans from the architect. All trades can then refer to this. Otherwise, the companies will charge whatever they want. Few companies want to provide an offer without a bill of quantities because creating this from the plans is too much work for them. I would not do it without an architect’s plan, which you need anyway for the building permit, as they must sign it.

And the most important thing: Time and patience Check all measurements and quantities, both in the offer and during execution, coordinate everything, stay in contact, etc. You must not underestimate this. If you have children, I would advise against it. We currently do not get to bed before 11 pm...
