So we build solidly (Poroton T9 36.5) without insulation and achieving Kfw 70 was absolutely no problem for us. According to the energy demand calculation, we are even not far from KFW 55.. And all that without controlled residential ventilation and without insulation of the exterior walls. For heating, we have an air-water heat pump.

Exactly. I was about to write something similar.

For the energy calculation, the costs for the building envelope (i.e., which and how much insulation) were important to me, as well as the expected heating costs. Everything is put into relation to fit the personal situation. The whole KfW stuff no longer really pays off financially at the current interest rate level and is offset again by the additional costs for KfW70 or 55.

We are building 154 sqm according to the Energy Saving Ordinance with a gas condensing boiler and Ytong without ETICS.

My opinion on KFW has already been expressed by Bautraum2015 and klblb.

Correct: the investment in relation to the final energy demand must be right – and that is why we decided on a specific building envelope and a specific building technology – and this just happens to correspond to KFW70 (due to the cellar being inside the building envelope narrowly missing KfW55).

In my opinion, you are confusing something here.

For a single-family house according to KfW 70, you do not need an expert or appraiser, but you do need a structural engineer or energy consultant who fills out form 153. And that is really not so new now.
