Yes, for such a large bungalow with only one living level, the plot is not suitable.

By attic I meant the loft. I was not clear about that here.
We would like to build 1.5 stories (preferably also 2 full stories, but at least visually that is not the case with the neighbors at first glance).

So at our municipality there was the possibility of an "informal" preliminary building inquiry. This way we were able to discuss some special cases in advance with the building authority.

Just give them a call and tell them that you are unsure about the building envelope and send them one or two proposals right away. They will let you know if something is completely off track.

Overall, though, an exciting project. And special plots often provide special solutions that later have that certain something and are more livable than those "run-of-the-mill cubes".

"The preliminary building inquiry must be submitted directly to the building authority. Before submitting the specific preliminary building inquiry, it is recommended to conduct a construction consultation with the building office of the municipality ... by appointment."
I had that conversation already last year. The lady was nice and informed me about the "escape" between the two houses, but she forgot to mention that the property would not be developable without the GFL. We only found that out at the notary. :confused:
