Hello,

we have purchased a plot of land. It is located on my brother's property. It was previously divided by my parents. The plot narrows to a point at the front. Therefore, we would like to build as far back as possible.

A conversation with the municipality revealed,
- there is no development plan - to be oriented according to neighboring buildings.
- the building depth is limited by the connection of the neighboring houses
- Unfortunately, it is located on a curve, so I cannot properly assess this.

Before I enter into discussions with the prefabricated house suppliers, I need an idea of how large we are allowed to build.

We would like approximately 150 sqm of living space.

The boundary to neighbors is 3m.
We have had a right of way and utility easement registered in order to develop the plot later.

Attached is a screenshot from TIM online. It concerns 116.
The garage of house number 75 is 9mx9m.

A bit small, the cutout. Here’s IMHO the maximum:

If you’re unlucky, they’ll cut off a corner in the northwest.

Where exactly (land register, register of encumbrances)?
Where exactly (affected area)?
Isn’t the northern path a public traffic area?

I recommend a building inquiry.

The right of way and utility easement is registered in the land register, on my brother’s property (115) - along the edge on the northeast side. Unfortunately, the path to the north is only a dirt road.

The lady from the municipality had connected the rear edge of houses No. 75-73. However, she is ultimately not the person who decides in the municipality, but rather the building authority in the district. From your blue line, I gather that there is some room for interpretation here?!

For a building inquiry, you need a concrete floor plan, right? For that, I wanted to roughly know which exterior dimensions would be feasible. Because depending on the exterior dimensions, the floor plan and the layout of the rooms will be different.

Did I understand that correctly then?
What kind of floor plan would be possible/useful at B (up to the minimum line)?
We can hardly build a trapezoidal house.

You can also build trapezoidal, but that does not exist as a standard house from the general contractor or prefab house manufacturer.
However, you don’t have to fill the entire building envelope but can try to squeeze a common rectangle in there. I don’t see that though – I see a problematic plot.

I strongly recommend getting an architect here.

And: two years ago we had a user here who had to build around an oak tree, it then became a triangle. Look for the user Oakland. He is no longer active here. But you can get quite a bit out of those plans.
