Which building regulations make new constructions so expensive?

Building is so expensive because people don't want to lift a finger themselves, want to be finished within a year, and have endless demands.

In the past, people always built for 3 years and did a lot of their own work. Then building is still cheap today. I build for 1300 euros per square meter.

Ah, "in the past" - which "in the past" do you mean? My parents built 30 years ago and did an extreme amount of their own work. Grandparents built in 1964 - basically also a lot of their own work (you could tell when renovating...)

But no one took 3 years to build.

I just can't understand the whining here. People with 5000 net and more complain that construction costs are so high, but hardly anyone thinks about why that might be. Hardly anyone just rolls up their sleeves and starts instead of whining. And what I find worst is this defeatism where people immediately know why you can't or shouldn't do something, no matter what. When I started building, all the neighbors immediately agreed that I was crazy, that it wouldn't work like that and that it was forbidden anyway and so on and so forth. Now I'm doing some interior work and in the fall we're moving into our villa that I mostly built alone over the last 3 years. It's all possible. But not with a work allergy.

3 years with interior finishing and exterior landscaping is not unrealistic, the mole is right about that.

In our new development area, many houses with gardens, paving, terraces, etc. are already completely finished, construction started in October 2021. You can only manage that if you let everything be done or don’t have a job or put it on hold for a year.

Then it just gets expensive.

On the other hand, you have to endure 3 years of your own work first. You must not forget that the wife used to stay at home.
And you must not forget the rent during those 3 years...

Because with 2 small children, I can’t live on a construction site in a makeshift setup for 1 or 2 years.

Also, the willingness of friends and neighbors to help was very different before. Yesterday I dug out my construction water box. The neighbors came by, greeted me kindly, and mischievously asked, "Tough work, huh?"
I am sure 50 years ago the neighbor would have grabbed a shovel and helped. It just isn’t like that anymore.

Well, you can do the exterior landscaping well while living inside. Kids don’t need a landscaped garden. They dig on the excavation heap just like in a nice sandbox. On the contrary, they’re happy when they get to "participate" in shaping it.

And whether you find people to help also depends on whether you get involved yourself.

So with my excavation mound, I had trouble getting in with the spade, my daughter doesn't get far with the plastic shovel. As an exception, the excavator also got the contract for that. I also don't want to hose her down with a garden hose every evening before she can go inside.

Get involved when only companies come around you. Should I hold the shovel for Lolek and Bolek while my neighbor pays for it, sipping coffee in the living room?

PS:
That's what it's about. Because hardly anyone does it themselves anymore, no one can help either. They're all too busy complaining about high prices and poor workmanship...
