Thank you for this insightful contribution - it helps immensely - Oh and by the way - for part-time with 2 days and 4 days a week the amount is not that bad. And before it "collapses" as assumed - we could always work more and top up. Zaba12 - And the 1500 euros are already cheap - that puts the price per sqm at 3 euros. All other comparison properties are at 5-6 euros/sqm. And don't worry, the financing is completely designed so that it can be managed even without rental income. The rental income is used entirely as capital formation (and thus for special repayments and any modernization/renovation measures). The (solvent) tenant currently has a 5-year lease - meaning the reserve to be built up for this time is already great. That's why we want to also buy it!

Hello Reisefee81,

the offer from the (I assume) Volksbank with the MHB looks quite okay in terms of conditions so far, are you sure that the L-Bank is subordinated?

Are you applying for the L-Bank loan through the banks from which the offers come or directly at the L-Bank?

The 10-year condition in the first variant is probably about 0.2% too high, in the 2nd variant the 15-year loan is about 0.4% too high.

It can make sense to integrate the KfW component in variant 1 and possibly choose a 15-year condition instead of the 10 years.
