Which boundary applies to the garage location?

Hi, quick question:

following situation:

Red line = property boundary
Blue line = building boundary according to development plan
Yellow/blue = public sidewalk
Orange hatched = easement / GFL area
Boundary distance = 3 m

Where is the garage allowed to be located in relation to the sidewalk here? 5 meters? Within the buildable area?? Does "[...]however not apply between public traffic areas and buildable areas[I][...]" [/I]also apply if there is another property between the property and public areas?

Where is your property located: in WA1 or WA2 to 4?

It seems to me that you should clarify this best via a building inquiry: regarding the bike path, I see that you must keep a five-meter distance. However, then you would have a dirty corner next to the garage (I assume that you want to turn shortly after the driveway, so the gate faces southeast or northwest). The regulation of the five-meter distance is generally meant so as not to block the public traffic space while waiting in front of the gate – in this respect, I see an exception can be granted without any issues.

5 meters to your property boundary towards the path, lateral border construction possible. That’s how I read it, and that’s also the "standard". A garage must allow the car to stand in front of the garage without obstructing a public path.
There is no dirt end, since one can also need composters and additional parking space somewhere. A front garden is still always an option - planting a house tree is still the homeowner’s responsibility ;)
Basically, I would plan everything together (house and garage), so that the property also gets a sensible arrangement.

yes, you're right. we're really not making any progress with the garage and the floor plan without pushing the house too far back or having parts of the ground floor looking onto the garage..
