Hello everyone,
We are slowly finishing the planning in many areas, but we are still puzzling over what to do with the carport/garages.
The plot is the blue-bordered parcel 1044/81. North is exactly at the top. The terrain is quite flat, with height differences under 0.5m.

We have to touch the red building line with the front edge of the house, exactly as drawn. This results in a rotation of the house by 8° towards the southwest. So far, so good.
According to the development plan, garages/parking spaces/carports must be set up along the eastern side of the property. A 6 m wide section is available for this, shown in the image as the area between the eastern property boundary and the black dotted line.
Originally, we wanted a double garage next to the house. As you can see immediately, the house would then have to be moved very far to the west, losing the garden and our terrace would end at the neighbor's garage. So that’s out.
Realistically, we now have two options:
1) A carport 3–3.5 m wide and 6 m long next to the house. The house would then stand 1 m away from the carport. This means the house stands 4–4.5 m from the eastern property boundary. (I need approximately 3.5 m minimum distance).
With this option, the front door will be quite shaded, but you can unload the car mostly dry.
2) A carport 6 m wide and 6 m long over the driveway. Both cars would then be parked there. The house entrance would then either be through the carport (which I would leave open to the north) or west past the carport to the front door. With this option, I can move the house to within the 3.5 m minimum distance to the east, have 1 m more garden, and have to pave/seal less. The carport will be, as mentioned, open to the north and will have a clearance height of just under 2.5 m. So you can still drive up to the front door.
At position 3, a 3*3 m garden shed for tools/bicycles etc. will definitely be built. It must be structurally separated from the carport anyway, since otherwise I am not allowed to place it in the back corner.
I don’t really find either of the two options perfect, but currently I am leaning towards option 2.
A double carport is not a must for us, but a "nice to have."
Does anyone have a better idea?
Thanks and best regards,
Andreas
