Before setting such premises, one should take a second to consider the kind of environment a new housing development usually is located in. Unless an old school or something similar is demolished and rebuilt with 6-8 single-family homes, it will end up on the outskirts of town. A baker within walking distance is then probably a rare exception. But: in 10-20 years it may look different if there is a prospect that something else will follow the new development and it does not mark the outskirts of town forever.

That's true, a supermarket will probably come as well, but if a river and a federal road separate me from the rest of the town, then for me that is definitely more like a "marginal location."
