That works—provided you have a house bank. But I'm afraid that with them it's as is common in modern times: There is only Netbank, Targobank, or something like that without account maintenance fees and without human service outside the call center, and that's why they end up with the broker, because if they, as a noname, come to the Volksbank branch, no one bothers to talk to the board. My husband has had his account with Sparkasse since his youth. He also took out [Bausparer] and insurance policies through them... the terms and conditions are still so lousy that we dealt with them quickly.

We had ourselves referred from the direct bank of our main bank to the aforementioned bank because they surprisingly had by far the best conditions. From the bank's perspective, it makes sense not to give long-standing customers/walk-in customers the best conditions. I was also with a second traditional intermediary, no problem. The only question that came up was whether we had inquired directly with banks.

The first offered interest rates are always poor. My advisor himself said that the initial interest rate information is not "final negotiated". If you don't ask for anything, you get nothing. Such things must be negotiated, then it becomes cheaper than with intermediaries.

With us it goes something like this. E. Just make us something proper right away. I don’t feel like running around to 10 intermediaries and being badgered by them. Only you have to end up where the [faz] places the real estate loans. Then he makes an offer. Then you can talk a bit more about it. And then it fits in the end. There will always be something cheaper somewhere somehow. So what? K.
