Where will the switch and the equipment go? Also under the stairs like the router? If yes and it remains open, keep in mind that there are always a few LEDs that light up or blink. Also don't forget that if you switch to devices with fans (large switch with POE or NAS, ...) you will hear them. I would put the device in the utility room.
Always stick to one manufacturer for WLAN to get a proper handover. I am a fan of ceiling mounting and POE. With POE you don’t need power on site, and with the access point on the ceiling you don’t have problems with the furniture. My access point is from Unifi and I operate WLAN separately from the router. But if you rely on AVM in combination with FritzBox, normally you won’t do much wrong either. They always need a power outlet though.
On the ground floor I would put the access point in the living area, because you will mainly be with the clients in the living area. On the upper floor somewhere centrally in the hallway.
