"Dunstkreis" means supplier? Well,............. whether that is so certain, also with regard to digitalization.

I agree with the others, your wife would be poorly advised not to become a civil servant. She should make sacrifices, not you. Let's assume you separate. Whether she could then afford the house as an employee at the university... hm

If I were you, I would buy the property and then build on it as soon as the girlfriend can start her [Ref] nearby. From what I gather, you are not under time pressure and the [Ref/Verbeamtung] is only a matter of time.

The plot only costs peanuts. Buy it if it doesn't entail any further obligations; you'll see the rest later. Offer 2500 euros. The 7T is just symbolic. Real estate is immobile, especially when there is not much else available in the catchment area, it's quite a risk. You can already see that from the purchase price of the plot - it is virtually unsellable. As soon as both of your employment situations are clear (whether civil servants or not), consider starting the construction. But please don't approach it with the same premise you used when choosing your car ... you don't have to prove anything to anyone, and building an expensive palace on a worthless plot will lead directly to ruin in the event of a sale.

Is it the last developable plot? Is there really an urgent need to act? I would only buy if I also want to build.

In principle yes, there are two others... But one is three times as big and the other is located in a new housing development and is about half the size. The other two are not an option. For other plots, the local development plan would have to be changed. And before the municipality does that, they first offer you building land in the neighboring community.

We are not aiming for a flashy building. We just want a house with 140-130 sqm of living space and normal amenities. I also drive a family car that any average employee can afford.
