Hello everyone!
I have found a property that would be optimal for my needs with minor additions and modifications...
only problem:
the plot is located within the "inner area (§ 34 Building Code)," but is designated as "agricultural land" in the land use plan.
Surroundings:
on one side "village area (MD)," max. 2 full stories, site coverage ratio 0.4, floor space ratio 0.8
on the opposite side no development plan, also residential houses
on the third side also a residential house
(and thus surrounded on three sides by "mixed-use area"/"village area")
the plot adjoining on the fourth side is also "agricultural land" – and built with a shed
the object of my purchase interest is a 350 sqm parcel, built with an approx. 100 sqm building made of unplastered aerated concrete blocks
medium-sized gate – driveway accessible with car/small tractors/etc. – but not with "real" agricultural machinery
my plan:
I would use approx. 2/3 of the building as a (private) garage and storage area
and approx. 1/3 = 30 to 40 sqm I would section off and furnish as a holiday apartment for occasional private use
(windows and a terrace door are already present → only interior finishing and possibly water/sewage connection required)
+ addition of a terrace under the already existing roof overhang
I am aware that only an official building inquiry will bring somewhat clarity...
but what is your assessment of whether a corresponding change of use has chances of approval?
