125 sqm; 2 full floors; hip roof; square floor plan (about 8.5-9 meters)
Concrete slab with perimeter insulation
Sand-lime brick plus ETICS
Exterior plaster (standard)

Gas condensing boiler with solar thermal system for hot water
Underfloor heating with low supply temperature (designed for possible later switch to heat pump)

Electrical system largely standard, no KNX, but sufficient sockets and SAT/LAN outlets in every room

Electric roller shutters (controllable directly next to the window, not central)

Controlled residential ventilation with heat recovery and FRG (enthalpy exchanger)

Bathroom upstairs with bathtub, shower, double washbasin, toilet (standard version)
Bathroom downstairs with toilet and washbasin (standard version)

Interior plaster: machine plaster Q3

Doors, windows, front door, windowsills: normal standard

Please disregard floor coverings, wall painting, and earthworks. Also region Dresden. Only the pure house price. Kfw70 should be achieved with the insulation (ETICS!). If I forgot something, please just assume the new build standard (without extras and frills).

We have just built a 125m² house in Wilsdruff (near Dresden) and moved in last month.

Details:
2-storey with hipped roof
single-layer masonry made of 36cm aerated concrete,
underfloor heating,
heat pump with ground collectors in the soil (thus KFW70),
terrace door with electric roller shutter, otherwise manual roller shutters
floor-to-ceiling shower upstairs
additional shower downstairs
without controlled residential ventilation

around 185,000€ including surcharge for sampling.
Contract signed in 2012 (construction prices regularly increase)

185k without floor coverings, without wall painting/wallpaper, without earthworks and without any additional costs such as house connections, surveying, geotechnical reports, etc.?

Floor coverings were only the tiles in the kitchen, downstairs hallway, bathrooms, and utility room + the surcharges during the sample selection.
Additional costs, earthworks, wallpaper/paint are not included.

Since I don’t have my spreadsheet at hand right now, I’m writing down the costs that come to mind (without guarantee of completeness):
3K € expert
approx. 25K € incidental construction costs (connections were already on the property)
12K € large steel garage (without paving and foundation work)
23K € outdoor facilities (connections up to the shaft, internal development, paving work, ring foundation for garage, creating terrace, leveling, applying topsoil, lawn seeding)
3.5-4K € materials for floor covering and painting work in EL
+ approx. 3-4K € for additionally tiled rooms (living room, HAR)
