What belongs to the community property? Task of property management?

Hello. I would like to know what belongs to the common property in our apartment building (I have purchased one apartment). Does the balcony fall under common property or personal property? And what about the roller shutters? I would also like to know if our property management is responsible for the following. For example, requesting the fire protection plan from the builder, requesting the energy certificate of our apartment building, ordering heating oil. The billing for heating and water is clear to me. hello, the balcony itself belongs to the separate property. However, the parapet and structures that serve safety purposes belong to the common property. The outside of the windows including the roller shutters normally also belong to the common property. The energy certificate should be handed over by the builder without being requested. Otherwise, the first point of contact would be the property management, which also organizes the billing and the corresponding order of heating oil.

have you already had a homeowners' meeting? I got a lot of information there after I moved into my apartment in March. Also taken over from the developer.

What is it about in detail?

What was the property management hired for? What was contractually agreed upon?
Parents-in-law have all-round care, except the gardener, the garden belongs to the ground floor apartment.
The management takes care of heating oil, convenes owners' meetings, records minutes as well as prepares the billing and manages the reserves.

I try to remember this broadly: everything that is outside is paid for by everyone. Inside the apartment is handled individually.
Additionally, there is some small stuff that everyone uses, like the stairwell, cellar rooms (drying, laundry, heating) and corridors.

Repaving is needed, garage doors painted, plants renewed, everyone pays. Heating should belong to everyone again or costs be split. Parents-in-law have such a large instantaneous water heater, I think they paid for it when it was defective.

Roof leaking, rainwater clogged, again everyone.

Is this a newly built multi-family house? You must have received a copy of the declaration of division; everything is stated there.

Although not everything is always clear then, either.
