Where I find the last sentence unfair, the one about the 30% because of basic heating costs. After all, I pay rent for that. I don’t rent a car and then pay an additional basic fee on top for the engine. I only pay for the fuel consumed. My wife and I have been renting out for decades and still do, and not to relatives. We factor things like chimney sweeps, snow removal, or heating maintenance into the rent. Also property tax or insurance. That’s a bit higher, but these costs are just part of the house or apartment. That is simply fixed. What is settled then is only what the tenant can really control through their behavior. Gas consumption. Garbage collection, water and sewage. The tenant has their own contract for electricity. That’s how I calculate. If the apartment once cost 150, I want 5% before tax on that, which is 7.5, plus around 0.5 for the mentioned things, making 8, divided by 12 equals the monthly rent. Karsten
