What are the approximate total costs of a simple house?

Hello!

This year I would like to build my first house. Currently, we already have a home passed down in the family. However, it is quite old and has many defects despite extensive renovations. Due to the fact that I am still relatively young (mid-30s) and energy prices continue to rise, I want to live independently and energy-efficiently. I would like a wooden house from the company "Thule-Blockhaus". At the moment, I am gathering information about the individual prices so that I can inform the bank about the amount of financing. So far, it looks like this:

- House kit (140 sqm, KFW55 standard): €130,000 (+ €30,000 for assembly)
- Building services (new electrical installation, heat pump heating): approx. €30,000
- Small sewage treatment plant: €8,500 incl. infiltration
- Land purchase price (1100 sqm): €23,000 (developed)
- Foundation slab incl. earthworks: approx. €25,000

So far, that makes €246,500! My limit is €300,000! Now I am still missing the costs for the notary, land registry entries, and possible insurance and small expenses. I come from Lower Saxony, where the real estate transfer tax is 5%. Does this only apply to the €130,000 for the kit or also to the €30,000 for the assembly? Because, according to the offer, this is billed separately or is an additional option.

If you buy the property independently of the house, the real estate transfer tax only applies to the property. You can calculate about 2% of the property purchase costs for the notary. (also assuming you buy the property separately). Incidental construction costs were around 15,000 in Lower Saxony.

ROFL - I think you mean each item with €30k. Just to start with that. Even with a kit house like this, you won’t be able to build "cheap". What does the building application including the building permit cost? Bathroom? Interior development? Driveway? Etc. In total, I believe that €300k will by far not be enough...

No, the amounts I mentioned above are the amounts I have to pay here in our region. I can't build "cheap" either way. However, it is the case that here in the north of the country, a property after renovation costs almost the same as if you were building new.
I do not yet have the costs for the building application. I cannot estimate the amount! The driveway, the garden, etc. will of course be added on top. However, I deliberately did not include these costs. The bathroom won't cost me 5000€, that is coming from the family, at least in terms of craftsmanship.
Internal development?? Do you mean the interior finishing?

So I will buy the land first. I think that makes sense. And then I will place the construction order for the house and the foundation slab. I can estimate almost all cost items quite reliably. However, I cannot estimate the incidental building costs...
