The more demanding the requirement, the better and more individual the planning must be.

Here you are planning a small house for 4? people. That means you pay for everything that makes up a house and all associated costs, but receive little space in return. In other words, the total costs per sqm will be higher than for a larger house with the same standard, even if you might save a bit overall.

To nevertheless maintain a good quality of life, the planning must not follow the usual paths. This requires solutions such as a house connection niche (if allowed), a ventilation system under the ceiling, a compact heating system also in a niche, efficient, timely integrated, and possibly combined with dining kitchen planning, etc.

All this is no problem, also in order to be able to use otherwise fallow plots in an attractive location. However, your planning corresponds to a shrunken catalog floor plan of an otherwise already not very successful larger building, and in my opinion, this does not lead to appealing solutions.

With 6.50 m² of land area, I am curious to see if the distance boundaries will be observed.

Oh dear. I join the others in saying: Please don’t do this to yourselves. You will regret it. The utility room alone is not suitable as such. It’s only good as a connecting room, nothing more. The bedroom with a depth of 2.70 is a joke. A bed is about 2.20 meters long, do you seriously want to always squeeze past the bed by 50cm – I’m just saying “OUCH.” The children’s rooms are more like a better storage closet. I grew up in 9m2 and that was already dreadful 25-30 years ago. No space to play, nothing. If you have the money, then build something bigger. 120-130m2 should be the minimum for 4 people. And children’s rooms should also have a minimum size of 12m2+. If you build THAT house, you will regret it in no time. This house size is okay for 2 people, maybe even for 3. But definitely not for more.

I would recommend insisting on a sample selection before signing the contract. At the beginning, it is often said that not much comes together there, but I wouldn’t rely on that. Although a sample selection before signing is usually not offered, if you insist persistently and make it a condition, it does work.

I found the house on the Heinz von Heiden website. According to that, it should cost €93,450. You can forget that! I don’t know the building and service description from Heinz von Heiden, but there probably isn’t much included.

If you take a rough estimate of a price per house of €1,200 per sqm (which is rather on the low end for the size of the house), you’re already at €127,200. But that doesn’t include anything extra: sockets as specified, standard tiles, cheap sanitary fixtures.

Additionally, there are €35,000 to €40,000 in ancillary construction costs and, of course, the land.

I don’t know what budget you have, but for a decent house of 120-130 sqm, you should plan on €200,000.
