Good day.
According to the Building Code § 634a, our warranty period is 5 years (purchased turnkey).
This will expire at the end of April! So just under 2 weeks left.

I already sent the warranty defects (photo, description) to the developer in writing by email 2 months ago (without a deadline).
So for the time being, without an expert. These mainly concern wall cracks, wall plaster problems.
Since reporting these defects, it has never been possible to arrange an inspection appointment due to Corona.

Now my question:
The defects were reported within the deadline.
However, if no inspection appointment (i.e., inspection of my reported defects) can take place until the warranty expires at the end of April,
is there a problem?
Or does the deadline no longer matter here since the defects were reported within the deadline?
Only all defects reported after April 30 (which were therefore no longer reported in time) would no longer be considered.

How does one proceed in such a case?
(Apart from involving an expert. That is clear to me)
.Report the defects again by registered mail with a deadline?
.Have the defects inspected even after the warranty has expired, since they have already been reported within the deadline.

Thank you very much

You have surely sent photos, haven't you? What does the company say about it?

Hi Clearly. Photos and description! The developer simply has no time or opportunity for an inspection due to Corona, as no more than one person is allowed. And the developer wants to bring various specialized companies!

Why is more than one person not allowed? As a visit at your home? Doesn't that only apply to private visits?

Because the BT probably cannot compete with the various craftsmen of the trades, maybe... Or no time?

This is now of course a legal issue. But the statute of limitations is suspended if negotiations between both parties about a defect take place. This could be argued in your case – you say a defect exists. The developer initially says, I don’t think so and first has to look at the problem with my specialists. But I’m not a lawyer...
