So far, there have been no calls, the ten years are just expiring (and are meant to be awaited). The last tenants are out and apparently received something like nordanneys' estimate as a ballpark figure (and rejected it as absurd). I just know the price from back then and had rather thought that the rental income generates the profit. If it really works out like that, he would have "earned" 100,000 from the house and just as much again from the rent. We would live there ourselves, but are worried that we would be totally overpaying (after all, we would not have the guarantee of a developer project).

Why is the seller not allowed to make a profit? Anyone who has built or bought in the last 10 years can sell at a profit. Anyone who invested in the DAX 10 years ago has doubled their money by now. Compared to that, the house has even been a poor investment.

But none of that helps you. Look at the comparable prices in the region. You yourself say:



If it were my house, I would start with a selling price of €400,000. Even more could be justified due to a difficult market. You have to decide individually what a house is worth to you, but you can’t negotiate much. Be glad it’s not a bidding process.

Of course he is allowed to make a profit, everything is fine, I was just shocked by the extent. But I wouldn't care if I didn't have the concern of losing too much myself (because it just seems so inflated right now). We are talking about a run-of-the-mill little house that would suit us now but might have to be sold again in ten years. The location of the town is very good, within the town it is rather so-so, so not a dream.

That no longer matters. Only the market value counts.

That would be your personal problem, not the seller's.
Moreover, other houses also need renovation after 10 years.

What do you mean by that? Either you want this house because of its advantages and renovate what is necessary, or you buy a BT house and also have to take care of the kitchen and floor coverings here. It is your decision which property appeals to you more. You cannot weigh everything in monetary values or speak badly of something because of a renovation. The substance has to be right.
