Plot 100-140k 160sqm x 3000€ -> 480k Additional construction costs 30-50k Kitchen 15k Outdoor facilities 20k ------ 645-705k Notice something? 600k is actually still conservatively calculated here. This assumes that you can actually build cheaply and that the outdoor facilities will be inexpensive. Own work instead of garden landscaper, no terrace roof, cheap paving, carport kit instead of garage. Doing the electrical work yourself is not so easy with many prefabricated houses, because you already have to have all the empty conduits from the factory beforehand. In other words, even if your father-in-law installs the sockets, you still pay almost the same price as if you had everything done. 40NH is not a class that a cheap provider builds, and certainly not for 2400€/sqm. This also assumes that you have land that is cheap to build on. Good soil, no disposal, no slope. Even with the highly optimistic 2400€/sqm, you are already pretty close to the 600k here.

One more thing about Riester. A maximum of €2100 per year including allowances can go in. The building savings contract can be used when it is ready for allocation, which it is not yet due to the balance and the saving period. There is not much money to be gained there.

So what is it, gross or net? The numbers don’t add up at all. Even just taking income tax into account and no other deductions, you would be at €5,250 net without child benefit with a gross salary of >€80k. The €1,000 salary increase is also a mystery to me. Even if the higher family allowance coincided with an age step, it wouldn’t be that much gross...
