Typical house floor plan, gable end on the short side

Hello!

I'll keep it brief:
We are looking for a 1.5-story model house with the eaves on the short side for floor plan inspiration, but we can't find any online. Does anyone know of examples?

Requirements:
• 9.5 m x 13 m building envelope
• 1 full story
• Gable roof (32–42 degrees pitch)

Unfortunately, there is the requirement to build with the eaves on the short side.

Our needs:
• 3 children's bedrooms
• 1 master bedroom
• 1 study
• Utility room and installations (no basement)

With the eaves on the long side, all of this would be easy to realize. Unfortunately, there doesn't seem to be anything "off the shelf" rotated by 90 degrees.

We are probably planning to build with an architect but would at least like to look at model houses.

How big do you want to build? Almost every standard floor plan works. It is only the ridge that is rotated. Are roof extensions allowed? Is there a slope? Is there a development plan? If yes, do you already have the plot?

The maximum height would then still be relevant. However, I am unsure whether you are really interpreting the development plan correctly. Could it perhaps be a semi-detached house?

I’ll take a step back briefly: We have already discussed this plot en passant in my older thread (relevant details and plan on page 2 of “Plot suitable for a narrow house for 5 people?”). Thanks again for your input there!

Now it’s getting more concrete regarding the other “west plot.” However, we are still in the allocation process for all the very different plots described in the upper thread.

Actually, a new thread wasn’t necessary – feel free to close it. I am currently specifically looking for examples of type houses with the mentioned ridge rotation. I assumed that standard long-eaves floor plans are not necessarily suitable for short-eaves, but I’m happy to be proven wrong. I am looking at prefabricated houses to check whether this (supposedly) more affordable route besides an architect’s plan is even an option for us.

One example (of many) would be: Gruber Holzhaus, Haus Clever, size L. (It’s only about the floor plan and type – not about the general contractor).

Would such a floor plan with three children’s rooms on the long side be feasible at about 90° rotated ridge, the same knee wall height, and roof pitch? Would changing the ridge direction not eliminate the (supposed) cost advantages of a type house?

Open floor plans with dormers/gable dormers are certainly easy to do. My question is whether I’m missing something in the Google search or if there really are almost no standard examples with this ridge direction.

To me, it also reads more like a duplex, and in this genre, standard house types can also be found. The roof will of course be correspondingly high.

Thank you - for clarification:

Short-side eaves orientation is (unfortunately) apparently a stylistic preference in our town. Here again is the development plan from the other thread ("„Grundstück geeignet für schmales Haus für 5 Personen?“, p.2. As mentioned, if this is too much 'double posting,' I’m happy to close it.)

It is now about the western / left property with the green dot, and the very similar property (without a dot) directly south below.

TH: 152, FH 158.5, floor area ratio 0.3
