Two-family house - property with a challenge

Hello everyone,

we are in the middle of building a house and have now spontaneously bought a plot of land from a former neighbor, had to act quickly (since he is old and several people offered him a significantly higher price, the plot is right in the center with 423.5sqm).

I bought the plot with a good friend of mine, he is a construction contractor.

We are now considering what to build there (the financing is settled, he has also been active in the construction industry with 5 employees for 20 years, I have a permanent contract). The property should be rented out for at least 5 years initially.

I spoke with the building authority, you are allowed to build a two-family house with a gable roof (38°-45°) there.

He knows an architect and this one has now made a proposal.

I don't like this one:
- The floor plan is confused (the balcony should be on the south side and not as it is now on the north side, the guest toilet should be removed, short walking distances, living area too narrow) maybe we can get further with your ideas. Maybe it is possible to build exactly up to the building line.... my friend thought the same. If I come up with a better proposal here, we will then contact the architect.

One request, please comment exclusively only on the floor plan.

I partly do not understand the drawings (as I hope). Accordingly, there is an external staircase at the end of which lies the "front door" of the upper floor; to get to the ground floor, one ducks under the external staircase at the rear of the car to reach the door. A light well of the ground floor guest room would lie under the "balcony" of the upper floor, which - otherwise the staircase would hardly make sense - is probably more of a terrace (is it allowed to be outside the building envelope when it is connected to the house?); the property probably has a slope about the size of one floor within the building envelope (?). A rhomboid floor plan might fit nicer than a right-angled jagged Tetris to fully exploit the building envelope.

I certainly don’t see this point utilized here – for example, it should allow the upper unit to be designed as a maisonette.

You have been involved with Wisden long enough: this is not how it works here.

Balcony facing north can make sense if there is a street directly in front of the property on the south side. If the guest toilet can be removed – get rid of it. Then put the bathroom upstairs and the utility room downstairs – so if you need to go to the toilet at night, the bathroom is only two steps away.

And, regarding your last sketch .. a house with a staircase can be max. 10 m wide and you want to fit the width of living room, bedroom, office, staircase and walls on that. And then the balcony in the setback area. That probably won’t work.

Why such a large utility room for an apartment? But want to skip the guest toilet. That makes no sense.
Basement?

- first gather ideas, I didn’t know that, so the house can only be max. 10 m wide?
- can the balcony also be on the north side?
- we are building without a basement
- we have lived for 10 years in an 80 m² apartment, with only one bathroom, I have good contact with the old neighbors, no one was ever disturbed.
- the utility room could certainly be smaller (how big could it be?)
