can it still be reduced somewhat without immediately omitting rooms

I hope not – the design belongs in the trash without further discussion. I really wondered if a troll wanted to annoy us here, but now I assume someone really wants to build here.

Just briefly the biggest pain points:
- A bathroom that opens into a dining room?
- and the mentioned dining room itself is a dark hole – you’re not serious about both, right?
- what is the purpose of the slanted wall between the hallway and dining room? Because slanted is chic???
- Main apartment bedroom in the south, so the children should live in the north! And what is that bed doing in the middle of the room? Is that really intended? I once saw that—in a report about the porn business. It made sense there because the camera can reach from all sides. But in private? I don’t know if I would feel comfortable there… and then the bedroom could also be a bit smaller
- trapped walk-in closet, this can be done differently here and then it should also be done that way
- the layout of both apartments on the ground floor is horrible! If this is how you proceed with a renovation of an old building because it’s not possible otherwise, you can accept it and try to live with it. But you are planning new construction.
- many slanted walls upstairs, completely unnecessary and impractical and expensive.

Go to someone who knows what they’re doing with a list of requirements and keep your hands off it. I have rarely seen a worse design.
Single-family house for 5 people and a granny flat – there are useful standard designs for that. I can hardly imagine that any of these served as a model for this design in any way.

Reason for the granny flat?

Yep, you HAVE reached the final version. From now on please go to the professional.

That won’t work with this size.

P.S. Can you even put such a monster block on the property? What are the floor area ratio/site coverage ratio regulations?

Hello,

1. about floor area ratio/site coverage requirements, what is that or what have I missed?

2. spatial understanding, where is the problem?

3. the granny flat, we want to rent it out or later swap it in old age

4. standard designs, we did not like the layout and when we expressed our wishes the whole thing exploded in terms of costs.

, are you such a professional? what do you think why I asked in this forum, to get help without having to spend a fortune first.
