Transition terrace. Lack?

Hello forum,

I have attached a few pictures in the attachment.
It can be seen here that the black sealing membrane on the terraces is coming loose.
This is not okay, is it?

Furthermore, the "plaster" in the floor area is coming loose or is cracked.

I have already informed our site manager but have not yet received any feedback.

I want to ask for your advice here in case the site manager tries to dismiss me with "this is normal."

Hello Koala,

the exterior wall must be properly waterproofed. Your pictures show that the transition is not okay. Even the plaster already has cracks and soon it will lie on the floor. The spot can be sealed accordingly. The waterproofing membrane must be fixed with an aluminum strip.

No storage of the sealing, I do not see any reinforcement of the plaster. Has the correct insulation been used?
