Attention, the following post is not satire and only represents my personal opinion. So, already SORRY!
O.K.—I might be posting from the wrong location. (You already restricted it—metropolises)—(Berlin) Here it’s not due to the excessive demands of the builders and we can’t all just move. (They say there’s still something affordable in Siberia ;-)
And not only in the outer city area, but also in the "commuter belt" around the city, it is no longer possible for normal consumers to buy a plot of land and build at acceptable prices without excessive debt.
And farther away it’s not so great either to have a 100 km commute each way to work. (Leisure loss doesn’t count anymore today.)
Many in my circle of acquaintances now work only for their house and garden. So here are a few facts again:
Of course I know everyone profits from it. That’s understandable, but when a plot of land (850m²) was sold here in my area for 550,000 (outskirts) and the realtor pocketed a commission (7.15%) = 39,000, that no longer seems comprehensible to me.
The plot was shown to 6 interested parties (each for 1 hour) until someone took it. Everyone should earn their money, but the proportions have certainly shifted significantly over recent years. (Since now a house was added, the bank stopped it and the plot was divided.)
With building phase II/2 and a floor area ratio of 0.209 on 425m², there’s not much left with 120m²!
Due to the payment modalities for architects, their focus is also not exactly on inexpensive solutions.
As I said, everyone should earn their money, but politics should then not constantly claim that they represent the interests of the "little man."
I know (it’s no secret, it went through the press in Berlin) and certainly somewhat polemic, but that our health minister, right now in the Corona crisis in February, had nothing else on his mind than buying a villa for 4.15 million (and then also two additional condominiums), makes me suspect that politicians often have other interests more in mind than making laws that could have a price-braking effect.
Fortunately, there is the house building forum here, otherwise I could elaborate a lot more; then the admin might have to order even more storage space.
Prompted by the prices, I first realized what my property is worth, from which the initial post resulted.
The best would be to sell the property and then post from the yacht in the Bermudas, but it’s not everyone’s thing to make such a change at "advanced age," which is why the value practically means nothing to me.
In this spirit, I wish everyone to possibly realize both (house here—and yacht Bermuda).
