He says it doesn't matter if both properties belong to the same owner. However, he is surprised that the merger must be accompanied by a notary. This would not be necessary in NRW, unless there were unusual entries in the land register. But since there are no ÖbVIs in Bavaria who could certify, the surprise is limited. I think the Bavarian surveying authority preferred the proposed procedure for procedural reasons, since then no short-lived "intermediate parcels" have to be created.

It is interesting that different procedures are followed between the individual federal states. There is no registration or encumbrance on any of the properties. The notary estimates about 200 euros for the merger. After that, the costs for the re-survey and subsequent property transfer will follow.

A notary appointment will now take place at the end of October, at which my parents will have their two properties merged (merger of the properties).
