Unfortunately, I and many other suggestions were completely ignored. It still seems unclear within the family how much which child should receive when. And as long as that is not clear, there is no need to talk about tax optimization or to recommend architects.

That means both are currently undeveloped. If I understand correctly, you would prefer them to be divided crosswise rather than lengthwise. It might make sense to first divide both and then merge them differently before any transfer of ownership takes place.
But I agree that communication in a discussion should not be a one-way street.

Yes, the properties are currently undeveloped and I would have preferred to build a staggered semi-detached house on them!
Unfortunately, none of my brothers are on board with that since everyone prefers a detached house.
