Hello dear forum,

we are in the middle of planning our house construction and are about to finalize the financing. Now I would like to double-check a few points here.

We are planning a single-family house with 167m² living space plus a basement with 73m² (of which 34m² is additional living space) and an adjacent double garage (36m²). KfW 70, staggered shed roof, gas condensing boiler + solar, wood-burning stove (as room divider between dining and living room), central ventilation with heat recovery, rural area Baden-Württemberg, solid construction with architect.

Our current cost plan:
Building plot (approx. 1000m²) 100,000
Gross construction costs (according to architect’s breakdown) 432,000
Architect 58,000
Additional costs 15,000
Garden 25,000
Kitchen, lamps, furniture 30,000
------------
660,000
Please provide assessments on this. It seems extremely expensive to us.

Private situation:
He (33), employee with 3,400 net, company car (all-inclusive), special payments between 0 and approx. 7,000 p.a. net
She (31), civil servant, full-time about 3,500 net, at 50% 1,900, parental allowance approx. 1,400 net next 12 months.
Two children (0 and 1) 360 € child benefit

Financing:

Equity 250,000
Loan from relatives (low interest) 50,000
KfW loan (2 residential units) - 10 years - 0.8% 100,000
Riester pre-financing (approx. 15,000 already saved) approx. 7 years - 1.2% 100,000
Bank loan - 15 years - 1.9% - 10% special repayment 160,000

Planned total monthly burden 1,400 €.

Please also provide assessments on whether we can/should afford this or if we still need to look for saving potentials.

If the gross construction costs include painting and flooring work, this is a realistically calculated initial situation. Only the incidental building costs seem far too low to me; I would rather expect around EUR 30,000 – if the incidental acquisition costs are not included in the plot price, these should be taken into account accordingly.

Thank you construction expert for the brief assessment.

Painting and flooring work are included in the gross construction costs. We may still carry out some of this work ourselves.

The additional costs include the incidental costs of acquiring the property. Also included are structural engineer, surveyor, building permit, connections, soil report. There should be no financing incidental costs.
