Total cost city villa KFW 70 2 full floors 155 sqm + basement

we (my girlfriend and I) are also facing the question of what total costs our "dream house" should/can have.

We have received offers from 2 local general contractors (Trier region (Rhineland-Palatinate)) for the turnkey construction in the area of 310,000 EUR, whereby some costs like house connections (approx. 5,000), special requests (approx. 10,000) (some such as electric shutters, room height on the ground floor 2.78m are already included) + exterior facilities (10,000) would still be added. This makes a total of approx. 335,000 EUR.

Our problem now is that even with these not exactly cheap offers, we are not completely convinced by the construction performance description. In both cases, the clear raw construction height in the basement would be only 2.20 or 2.25. The equipment of the bathroom is relatively sparse and the other workmanship rather average.

We already own a 648 sqm plot, so the question to the experts here is, with what costs do we have to reckon in order to be able to really build in decent to good quality? And what do you think of the described offers? Rather little performance for the described service/quality or still within the "normal" range.

I see no offer presentation. For that, the construction service description is needed to be able to assess anything. Unfortunately, the drafts cannot be recognized either, but read up here... it says a lot about how much 1 sqm of living space may and must cost. In addition, not only the utility connections but also the other additional construction costs must be considered. Do these already appear in the total costs as a lump sum or estimated? And what does processing rather average mean? How much technology is installed? ... a passive house costs more than a Kfw70 house. There is something vague in your question.

Sorry about the small floor plans, they look completely different on my laptop. Let's see how I can manage that. I wanted to send the construction specifications afterward. But I have to scan them at work on Monday first. (so, offer and construction specifications are now here) Otherwise, I have already read about the 1500EUR - 1900 per sqm. Does that actually apply to every type of house? Like a city villa as well as a bungalow? And what I haven't been able to find so far, what may my basement including garage cost?
