In principle, Andreas’ approach is correct. With one caveat – not every land seller gives you the time to calmly submit a BVA and only then decide. Often, location and zoning plan must suffice as the basis for decision-making.
I recommend potential builders first clarify their budget and then, in the next step, find a property. For this, they should be aware of the desired appearance of their future house: classic single-family home, one or two stories, more like a town villa or perhaps a bungalow; not all forms are allowed on every property.
Once the plot is found, start planning. And don’t be discouraged: there are no bad plots, only lousy planning ;)
