In principle, Andreas’ approach is correct. With one caveat – not every land seller gives you the time to calmly submit a BVA and only then decide. Often, location and zoning plan must suffice as the basis for decision-making.

I recommend potential builders first clarify their budget and then, in the next step, find a property. For this, they should be aware of the desired appearance of their future house: classic single-family home, one or two stories, more like a town villa or perhaps a bungalow; not all forms are allowed on every property.

Once the plot is found, start planning. And don’t be discouraged: there are no bad plots, only lousy planning ;)

Thank you for all your opinions - but as a construction expert I have to disagree on one point: there are indeed 'bad' plots of land, or (like here) none at all :(

That’s exactly why it’s so crap: no plot, no house plan, and no idea how to change that (within a realistic financial framework)...

And what about so-called general contractors / builders who possibly offer plots directly with the house construction? Are the prices also that high there or are there possibly no plots available at all?

You write that – understandably, given your current situation – out of emotional frustration. There are regions – and it seems your preferred one belongs to them – where there are hardly any plots available; and if there are, only at exorbitant prices. So if I were you, I would start looking for "old" existing buildings and internalize that building a house – due to demolition costs – becomes more expensive than hoped. But who knows? Maybe with this attitude the cream of the crop will stumble over your feet? Sometimes you have to let go to reach your goal ;) Rhine greetings

That is not entirely correct, however. As far as I remember, we once had a private message conversation where the Hamburg metropolitan area was also mentioned in my region. And in our area (radius 20km / 5-15km from Hamburg), new residential developments are springing up like mushrooms from the towns. Certainly sometimes with the drawback of BT or limited location (although this is judged very subjectively, as proximity to the highway is good for some and bad for others), but at least adequate and affordable plots of land, on which many a happy family has now built their new home. However, one must make the decision to change :)
