Tips/ideas for a 170 sqm single-family house without a basement

Hi,

after having followed here for some time, I would like to put our draft up for discussion.

Plot:
approx. 23 x 39 m (approx. 900 sqm)
Driveway from the north at the east corner
For orientation: front door to the north, dining room to the south / living room to the southwest

We plan to build the carport on the eastern plot boundary (moved a few meters to the south).

According to the development plan: single-story, no townhouse

Notes on the draft drawings:

The land is not sloping.
approx. 170 sqm living area, no basement

Guest toilet: should be a bit bigger to have space for a shower.
A fireplace should be placed in the dining room at the bottom right; for this, the bedroom/hobby room on the upper floor must be partially recessed, otherwise, there is no space for the door into the bedroom.

From the hallway into the dining room, a door opening into the dining room instead of a sliding door, no door/sliding door between the dining room and living room, but a sliding door between the kitchen and dining room

Kitchen is not planned yet, all furniture is a placeholder, as well as most other furnishings. I have temporarily moved the sofa.

Laundry chute from the bathroom into the utility room has not been drawn in yet.

I would be happy to receive suggestions and criticism.

The dressing room is basically just a hallway. You have 2 doors there + one or two floor-to-ceiling windows (according to the view). Is there enough space behind the door to the hallway for a cabinet with a depth of 60 cm? I don't have a better idea right now, but I don't think it will work as a "dressing room".

Yes, the dressing room is still causing headaches.

There will definitely be no floor-to-ceiling windows, only normal ones. The door might possibly be moved a bit towards the middle so that there is more space on the left side for a wardrobe, and the bathroom door should also be moved further up so that the wall can be raised by a few centimeters. Then there will be about 205 cm of room width there, and a 2-meter wide wardrobe with corresponding depth will be placed there.

Regarding the ground floor: The staircase is inconveniently located; anyone going to the upper floor has to walk through the dirty area if the coat rack is placed on the wall to the utility room. The utility room as a trapped room behind the dining room and kitchen is impractical. The living room is introverted and functions as a passage room, making it uncomfortable. How is watching TV supposed to work? Why have floor-to-ceiling windows if seating furniture is placed in front of them? Sightlines in the living room? Better plan and integrate the kitchen early on, with or without a cooking island, pantry,...

Regarding the upper floor: The dressing room is mentioned; it is better to plan it so that the bedroom does not also have to accommodate clothing (but it may if desired). Access to the bedroom would be better further to the left side, as it is quieter there. Reconsider access to the bathroom in the corner together with the dressing room.

Had posted the unchanged ground floor plan, attached is the one where I moved the sofa and the chimney.

Then you can also see the TV from the sofa again.
