Timber frame shell construction, 4 walls / cost / permit

Good day everyone,

I have a general question about the approximate cost range as well as the approval status.

Regarding the general situation:

House from around 1960, one story with an attic, gable roof, solid exterior walls, dry, roof is deficient. Roof would be torn off, ring beam concreted, new shed roof instead of gable roof to be constructed. According to the structural engineer, most interior walls can be removed, as they are non-load-bearing or do not contribute to stability. The house has about 50m2 on the ground floor, about 40m2 in the attic. Without explaining the situational living arrangement, about 160m2 would be needed. Open living area. Approximately 100m2 would need to be added.

The plot is 600m2, the floor area ratio is 0.4 which means possible development of 240m2 is easily achievable.

Now regarding the approval status: What are the chances of getting approval for a 100m2 extension with a shed roof?

For the type of extension, there is the option of a solid construction or a timber frame construction. Timber frame construction would be preferred due to the flexible design of the interior, as this requires few load-bearing interior walls due to the construction method.

What would a timber frame construction with a shed roof roughly cost? (Without interior finishing as this is accounted for separately) compared to a solid extension. (Approximate estimates to have a figure in mind)

Or would it be better to demolish completely and rebuild?

Either there is a development plan, then what is stated in it will be approved or no development plan, then what is stated next to it will be approved. The costs between solid construction and timber frame will be about the same.

Bavaria: approx. 2200 - 2600€ per sqm. That is not the lowest level, but also no golden faucets.

Why should parts of the old building be preserved? Is there anything worth preserving? Otherwise, I would rather tear down and rebuild - then you don't have to take old conditions into account and can build relatively freely (within the framework of an existing development plan or §34, of course). I personally believe that there is not much price difference whether you integrate the remaining 50sqm of old building into a new build or tear down the old hut and build new right away.

I think so too, so it should only be done if it is worth preserving.

I understood him to mean that he only needs the costs for the shell construction. Depending on what you include, it will be 500-1000€/m². Just the framework more like 500, with cladding, floor slab, roof, etc. more like 1000.

Our prices (wooden frame)
Basement with earthworks: just under €115,000 (not necessarily representative, as we have a wooden basement - a normal concrete basement might be somewhat cheaper - and we had no problems with the excavation)
Shell construction with facade: €150,000 plus our special feature for the facade (different thickness of the slats) of €4,500 (so then just under €155,000)

We have a floor area of 9x12m and a total of about 160 sqm - so it roughly fits

So pure shell construction without basement or floor slab: just under €1,000/sqm, but including the facade - which cost us an additional €4,500, but is otherwise included in the price.
