Terraced house without real division: disadvantages?

Hello! We are currently considering buying an end-terrace house. In response to the question about real division, the developer answered:


Indeed, a small part of the house and the entire area above the underground garage are affected.
How do you assess this? What disadvantages or possibly advantages arise from this? What else should be considered?

In practice, it is to be regarded exactly like a house with full ownership. Through the declaration of division, you will be transferred all rights and obligations as well.

I have known it this way for over 25 years in practice as a financier. Therefore, please read the documents carefully to see if any problem has slipped in somewhere, which would then only be individual.

Is it not by chance the Deutsche Reihenhaus (they build all houses this way and are always sold out because demand is so high)? Even the (insolvency-stricken) Traumhaus AG built all its houses like this.
This is a completely normal product.

Sorry, that is too small for us as a customer with 60-80 residential units per year (and not in my area of responsibility). But from what I briefly read in the press, they have apparently been successful with this (affordable) product for some time. Unfortunately, I can't offer you more.

The living value, comfort, and life in the houses and gardens should, in my opinion, be no less than in a realistically divided [RH]. The concept is usually [RH] with garden instead of [ETW] on a floor. The only annoying thing could be the owners' meetings, where every shrub, curb, or streetlamp, maybe also the ventilation of the underground garage and cleaning/maintenance of the general outdoor area, is discussed.

Topics such as garden design, terrace, installation of photovoltaic systems and similar should, however, remain unaffected by the WEG?

(of course all within the usual scope of neighborhood law)
