Technically modify energy in a house from the 1950s; what and how? Is it worth it?

We are looking for a construction engineer or technician, preferably with hands-on experience in craftsmanship, verifiable continuous training; he/she should be an expert for damages to buildings. Further training in the field of wood pests or wood protection in construction would also be advantageous. An architect who often carries out renovations would also be a good choice. The cost for the appointment including consultation should be about €300 incl. VAT.

Rule of thumb for renovation-worthy property: Purchase price - land value + renovation costs should not exceed 65% of a new building.

Perhaps a fundamental question: If I insulate a house from the 1950s afterwards, can this lead to any problems? (Moisture or similar)

I have a bank appointment in 6 hours; by then I need to know whether I should apply for KFW funding for exterior wall insulation or not. ;)

On the one hand, the bank advisor can also answer that for you – provided he is a reliable guy – (although "normal" bankers don’t like working with KfW funds as it involves more effort and no commission), on the other hand, it’s high time you find an independent expert. And – last but not least – you don’t necessarily have to sign a loan agreement today.

The answers from the users here are "suggestions" – if you accept one that does not correspond to reality, you will be at a disadvantage because nobody can be held liable; except yourself, since you responded based on "hearsay."


Every house needs renovation – the question is whether it is economically justifiable or if demolition would be the better choice; of course, quite a bit can go wrong with subsequent insulation. The important thing in everything is professional support ... from the very beginning. That means, in an energy-efficient renovation always keep your hands off too much "hearsay." ;)
