Hello, we have a single-family house of 150 sqm with a double garage built onto it. We have moved in and have now received the letter from the land registry office. The tiered pricing is as follows: Up to €50,000 €414.40 €300,000 €961.60 €600,000 €1,767.20. We paid approximately €350,000 including ancillary costs, land, etc. Everything is really included. If I deduct the kitchen, the garage, the land, etc., I am below €300,000. The brochure only refers to the production value. So I assume this means the pure costs for the house, right? Is there anything else that needs to be taken into account? I mean, if someone had given tips on what to consider during surveying, or what needs to be reported in advance to save unnecessary costs. And by that I don’t mean just having coffee ready. Also, our garage has become quite high towards the street and the neighboring property. We are 3 meters away from the street and lie exactly on the border with the neighbor. From the street to the garage, we have filled 80 cm of sand. As a result, our garage is about 3.60 meters high as viewed from the street. Since the neighbor will fill up similarly, I think we will be within the permissible 3-meter range again. The development plan states that the basis for the heights (eaves, etc.) is to consider the average of the newly created height by the builder. My question is: Does the land registry office even care about something like this? Or is it only about the pure external dimensions of the building?
