Survey Cost Estimation

Hello everyone,

so far I have only been a silent reader,
but now it's slowly getting serious.

Therefore, my first question is how you would assess the following offer for the surveying.

Pos. 1: Site and height plan
Pos. 2: Site plan for the building application
Pos. 3: Staking out
Pos. 4: Building survey after completion

Total €1,700 gross

A city villa with garage/office extension is being built – approx. 200 sqm living/usable space, near Dresden.

Is Pos. 3 rough and fine staking out?

Anyway, this is according to the fee schedule, depending on the construction costs, so there shouldn’t be expensive/cheap and comparisons wouldn’t make sense.

On the other hand, a turnkey builder could offer us the surveying work cheaper than the surveyor offered us, which makes me wonder:
- does the turnkey builder perhaps get different rates from the surveyor?
- does he pass on the surveying work cheaper than he "buys" it?
- are the costs incorrectly distributed/broken down and recouped elsewhere?
It doesn’t really make sense.

Anyway, our living/usable area is similar and the surveyor’s offer was in the price range you mentioned. I then did the rough staking out myself, the best hourly wage I ever had.

We have also received a similar offer, 1750 euros. 300,000€, 160 sqm, NRW.

It's like with architects, do they always follow the HOAI?

Price-wise, we are similar. We had 3 offers ranging from 1,750 EURO to 2,400 EURO.

And for all 3 offers, the same building value was assumed? Maybe I also misunderstood something with "nach Gebührenordnung" - I don't want to rule that out.

2 interested parties don't care about the value at all.

Of course, there is also a fee schedule here. But apparently, some people don't care about it at all.
