Suggestions/Criticism for the floor plan draft?!?

Hello everyone,

we are currently in the planning phase with the architect.
We have already had to make some compromises on the plan.
For example, we would have preferred not to place the staircase at the front door. Then the converted garage is hard to access, or the bathroom becomes very small.
Right now we are considering whether to choose a landing staircase or a half-turned staircase. With the landing staircase, we fear it will be very tight at the entrance door.

What do you think of the plan?
We would be very grateful for any suggestions.

Here are the details:

Development plan/restrictions: gable roof, 45° roof pitch, 50 cm knee wall
Plot size: approx. 800 sqm
Slope: no
Number of parking spaces: 2
Number of floors: basement, ground floor, upper floor
Orientation: ridge direction N-S
Garage must be on the north side according to the development plan
Garage with gable roof

Requirements of the builders
Style, roof shape, building type: according to development plan
Space requirements on ground floor, upper floor: approx. 150 sqm
Office: family use or home office?: home office
Open kitchen, kitchen island: no, instead closed off with dining area
Passage to the garden for bicycles etc.
Heating: gas with solar thermal (facing south on the dormer)
Controlled residential ventilation: no
Extractor hood with exhaust air
Wood stove, possibly built-in stove
Large dining/living room
Access to the attic of the garage via upper floor

Hmm, I don't understand. The staircase could be perfectly placed roughly in the middle. The pantry needs to be reconsidered together with a good kitchen design anyway, because as the kitchen is sketched, it is initially quite impractical.

Can the garage, which is right on the boundary, even be expanded like that? It must also have a certain height. What is this garage expansion supposed to be for?

I don't like the dark entrance area – that is, from the outside under the garage roof. And what would also bother me is that you always have to walk around the dining table in a cumbersome way to get from the kitchen to the terrace.
Besides, the path between the car and the pantry would be too long for me. There are 4 doors in between – not exactly practical when carrying shopping baskets.
The kitchen layout is also far from optimal. The refrigerator behind a door is misplaced and the distances to the sink and stove are long.
In the attic, the hallway could become dark.
Shower behind a door, I have seen that more often recently, but I wouldn't want it. If someone is standing there drying off and another wants to get in... I would definitely move the door closer to the bedroom wall.

A central staircase would shift the bathroom on the upper floor to the north. However, the planned dormer could not move along with it, as the development plan requires a minimum distance of 1.5m from the verge to be maintained. This would cause the bathroom to be located in the roof slope and lose space.

You are right about the kitchen plan. It is also not entirely correct. I will attach an updated design here.

The garage roof (45° gable roof) only covers the double garage and the passage. The storage room will have a "flat roof."

The double door in the passage will have glass inserts, so it should not be too dark in the entrance area. Our wish was for a covered entrance. I have also considered turning the front door 30° or 45° toward the street to loosen it up a bit. However, that would cost me about 0.5m on the east side. That would first have to be cut out of the rooms.
Whether the dining table will be placed there is still open. But it is correct that you have to pass through the dining room.
The path between the garage and pantry/kitchen is almost impossible to change unless you swap the living room with the kitchen, but we did not want that.
The hallway on the upper floor will have a roof window in the staircase area and a door with ornamental glass in the bathroom.
The door in the bathroom will still be moved. We also agree on that.

Has the architect approved the gable roof and the space above the garage on the property boundary? You’ll be taller than 300 cm there, won’t you?

A G in the kitchen and then a seating area for 4 people, all within about 470 cm width ... hmm, that’s going to be tight. And Manu’s arguments about the way to the terrace from the kitchen are also hard to dismiss.

Now there are also BE areas within the sloping roof in the bathroom. And what is supposed to happen in the room above the garage?

I think maybe we need to start over.
