And this is exactly where it gets really difficult now. The beneficiary is a company, a really big one. We bought our property from them 8 years ago (a former reclamation site). In the meantime, the company has changed its name twice and has developed structurally quite a bit. I occasionally work with this company and know how unbelievably complicated it is to find a responsible person there. If the seller and my parents agree on a price, then I will have to see if I can still get in touch with our seller from back then. Otherwise, this could become a lengthy hassle.

In theory, the seller has to initiate all of this, but he is retired and probably not so easy.

Actually, the notary does this. They draw up the purchase contract, which the buyer and seller sign. Then it is given to the right of first refusal holder.

Not entirely. The notary does that, because the right of first refusal is a restriction in the land register. The entitled party can then exercise it (because they know the contract terms) or waive it.

Well, I am curious. That will probably take a few months until a sale is settled.

Unfortunately, the real estate agent has not reported yet. So we do not know whether the offer caused the seller a heart attack or a fit of laughter.

According to the Building Code, the entitled party MUST exercise their right within two months after receiving the purchase contract. After that, they can no longer do so. So the process will take months, but the purchase price should be due at the latest 2.5 months after the conclusion of the purchase contract.
