I also find additional costs to be an important topic; in Baden-Württemberg, around 11% extra are added on top of the purchase/construction price! We didn’t have that on our radar initially.
That’s certainly true and should not be overlooked either. Often it’s just difficult, I think, to evaluate that for each individual case and to include it in the correct step in my list now.
For example, with me the land has already been purchased, so some items of the incidental construction costs no longer apply or have already been paid, like the notary, purchase contract, mortgage registration, land registry entry, and property transfer tax.
But primarily definitely correct :)
