Special tile requests, usury? Developer binding

Dear all, I would like to hear your opinion on the following surcharges....

Our purchase price includes the tiling of the bathrooms with the following key data:
- Tiles at €27 gross
- Installation of formats 20x20 - 20x40 cm

The following surcharges are now charged by the tiler ONLY FOR THE INSTALLATION, so without the material price, (all net):
- Floor tiles 60x60 at €55/sqm extra
- Floor tile mosaic mat 30x30 cm at €160/sqm net extra
- Wall tiles 10x30 at €65/sqm extra
- Wall tiles 10x20 at €100/sqm extra

All net, all pure additional costs to the inclusive service of installing 20x20 - 20x40 cm tiles.

Is this normal? :)

Honestly, I am surprised and just want to quickly verify if this is justified.

It's not exactly usury, but outrageously expensive! What if you remove the item and have someone else do it (check prices beforehand)? Mosaic was more expensive for us because they were applied with special component adhesive.

Depending on the tile format, laying the tiles takes longer or, for example, two people are needed for very large-format tiles. Our fixed prices in the building contractor contract are based on 30x60cm tiles. We also want pebble mosaic tiles on the floor in both showers, and the installation there will also cost more due to effort and different materials.

Thanks! Unfortunately, we can't do that anymore. For the main bathroom, we would have only been credited 2500 € if we had removed the entire bathroom trade. So the complete sanitary installation + tiles. But that's not to be the topic :) We end up with a gross extra cost of 5200 € for the tiling work, although we are not having 35 sqm of the inclusive service tiled at all. That's really crazy, and I can't find or verify the prices quoted in our offer anywhere online.

With the developer, it's almost normal. It's a take it or leave it situation there. You have no choice, but it's not usury. However, if I see that you only have 20x20 to 20x40 cm included in the base price, then I assume that you took a very cheap developer per se. Such small tiles are no longer standard today. The effort for the larger tiles is actually manageable. Up to 60x60 cm, you can still lay the tiles well on your own, and there are significantly fewer joints. Even the mosaic mat does not require any special effort.

I was also surprised about the small tile format. I thought 30x60 cm is standard nowadays and most people rather want bigger tiles. But that's not the point here. However, I would have thought that at least slightly bigger tiles wouldn't be more expensive, because you have to lay fewer and can thus finish faster or have less effort. Strange.
