The basement will house what is relatively important to us: the guest room, building services, workbench, laundry room, space for wood, cool pantry, and relatively affordable storage space. Anyone who comes from a house with a basement does not want to miss it despite the significant additional cost.

The sketch is actually drawn so that 2 squares equal 1 meter (1 square = 0.5 m). Sorry that we didn’t add dimensions in the TZ style.

Well, I realize that we missed the mark a bit with the budget... It will probably come to about 550k, which means that we’ll have to take out a slightly higher loan / longer term. But that shouldn’t pose too big a problem for us (not trying to sound arrogant). We just miscalculated a bit, I suppose. Luckily, there’s you, and that the construction company didn’t have to laugh at me when I said something about 450k.

The plot already exists. It is roughly about 30 x 30 m. Located on the outskirts of town and the street runs parallel to the south of the plot. That’s why the garage is in the southeast corner.

The staircase position does not fit with the upper floor, because the rooms there would be less than 3 m deep, which is probably why the wall to the hallway on the upper floor is only drawn as a line.

I would enter the bedroom through the dressing room, then there is more than 50 cm of space to the right of the bed. I would forgo a window above the head of the bed and instead opt for a narrow window to the left of the bed.

Kitchen... the terrace door does not fit and collides.

10x14 m exterior dimensions are already quite large. Why have a hobby room on the ground floor if a basement is also to be added?

In any case, the staircase is dimensioned sufficiently long, unless you want a finished room height of more than 270 cm.

Oh, development from the south ... one could also consider positioning the house lengthwise on the plot and thus creating a nice southwest corner terrace for the kitchen/dining area.

Yes, the load-bearing wall on the upper floor was shifted one corridor width to the south. But it’s probably true, the staircase might generally have to be moved 0.5 m to the south.

And yes, the eastern kitchen unit might also be drawn 0.5 m too long if we actually decide on the extended U-shaped kitchen.

How much cost savings are there actually in not building two stories, but instead having a relatively high knee wall around 1.8 - 1.9 m or so? Then you save a second concrete ceiling for the upper floor, right? Around 15-20k? Because actually a house with a knee wall always looks a bit cozier from the outside and not as gigantic as a proper two-story house with a gable roof, I think.



I prefer a kitchen where the sun shines in on Saturday or Sunday during breakfast rather than only evening sun. Especially since it shouldn’t get too hot in midsummer during dinner compared to a southwest orientation, right?

Mh yes, well my husband and I come from houses with basements. Oh the tone of our parents, leave that out. Lots of money and it's just getting cluttered. We don't miss it either. Why should we? Carry wood down to the basement only to carry it back up again? Guest room is important and no daylight? Cool pantry probably won't work either. Guest room heated, building services warm, utility room as well. Basement in living space quality is more expensive than 2,000 euros per sqm. Even with 550,000 that won't work.

What pitch do you want for the roof?

With a high knee wall, it becomes difficult to get light into the [ankleide] and into the [Kinderzimmer].
