Good evening dear forum and a warm hello,
We have now owned a 1400m°2 plot in southern Germany for over a year. Since our first architect dropped out, we are now about to submit the building application for the second time. Over the past few weeks, we have talked with potential construction companies. Mainly regional providers but also a general contractor that offers Holz 100 and Kaufmann Bau. It is noticeable that only Kaufmannbau still has an appointment this year (09/22) to erect the house. All other providers have given a time frame from Q2/23 to Q2/24. Why is that? We wonder why this provider still has so much capacity. (We also asked Baufritz today; they are booked until Q2/24)
I find Kaufmann Bau’s online presence and rather "aggressive" advertising a little strange or somewhat suspicious.
In terms of price, the rough offers so far have all been around €3500/m². Is that realistic in the southern German area for a solid wood/timber frame house KfW 40 with good equipment?
We just don’t know whether it’s worth taking the KfW subsidies until next year or if the rising interest rates would eat up these subsidies anyway. Unfortunately, we don’t know anyone who has built with Kaufmannbau and would appreciate any experiences.
