Demnächst: Building application has been submitted, so hopefully construction will start in summer, at the latest autumn. Bisher: up to now no negative experiences or impressions from the planning phase or contract negotiations. We hope that this will remain the case during construction and that the very positive impression so far will continue.

I would like to come back to my inquiry. Has anyone here already had experience with Massivhaus.One or heard anything about them? Or can someone provide an assessment based on the construction description on their website? From the preliminary discussions, everything sounds very competent, but the company structure and their financial standing are somewhat unclear to us. It would be unfortunate if the company had to close down halfway through. Or are those just stories from movies and television? After all, we don’t build our own home every year and just want to be sure. :p

1. overall few and nothing bad at all 2. I find it too tedious to read in whole with the chapter-wise pagination, but I did not see anything bad when skimming. Do you really want to build without your own architect? Which television and what is unclear? - this is a KG with a GmbH as general partner, not unusual. The capital can be researched, but it does not replace a completion bond.

For a small amount of money (approx. 30,- EUR), private individuals can request the creditworthiness of a company from Schufa. We had used that. The very good feeling we had about our construction company was confirmed for us once again.

Unfortunately, credit agencies are not liable for the nonsense they sometimes copy from each other. That can be a deceptive sense of security. You only gain certainty in financial matters by being active. And in matters of quality as well, which is why I always take my own planner-authorized construction manager aka architect, and even when awarding to a general contractor, I always use my own construction specification (although you can compare and negotiate differences).

regarding 1. nothing bad sounds good. regarding 2. yes, even though the construction description looks more professional with big companies, I am very impressed. We have heard all sorts of things about pure architect projects, some went great, others chaotic. The feeling is spreading that you can't do it right.
