Concerns so far have actually only come from acquaintances

We have inquired with our construction partner, the response is still pending.

The drainage issue was also what I had gathered from previous research.

But thank you very much for your explanation, it allows us to wait more calmly for the response for now

80cm away with a base area of ~100 m² and replacing it with gravel+compacting is not a big effort. It cost us around €5,000 including disposal. For additional foundation costs in the absolutely normal range and should basically have no impact on whether you build with or without a basement

I completely agree, the cellar would be considerably more expensive

With high groundwater levels, soakaways, generally infiltration, are mostly not approvable, because the soakaway must be at least one meter above the highest (!) groundwater level. Otherwise, the necessary cleaning effect through the soil does not occur.
Have you already received a decision?

Especially since clayey soil usually has a waterlogging problem, the infiltration capacity is therefore low. The soil expert should perform a corresponding test.

: yes, we already received approval two months ago. I just checked again, GW is at 2.80 m, not at 2.20 m. Mea culpa. However, for us the decisive factor is not the GW level according to the soil report, but apparently the one according to the municipality's map, which is considerably lower here. Our soil is not clayey, that was more a question to the original poster whether that might possibly make things more difficult for him. If the rainwater can be drained into the sewer system, all the better.
