with us, the architect took care of finding a company for the pile foundation. (Region Oldenburg/East Frisia). The offers ranged between the mentioned 9 thousand and 17 thousand euros. It involved 50 concrete piles (22x22cm) each 6m long. The company has been doing pile foundations now in its third generation. We only paid about 250 EUR for material delivery and site setup. Other companies already wanted 4 thousand euros just for that.

Don’t drive yourself crazy. Your architect should get offers for all variants. In coordination with the soil survey, you will then find a solution suitable for you. Even if you hadn’t planned for these additional costs.

I would also say that you have to take care of the ground conditions yourself before buying. Either you demand a soil report from the seller or commission one yourself. Since our seller did not want to make one, we commissioned it ourselves. The load-bearing layer only started at 4.5 m. We bought it despite the necessary pile foundation. We paid just over 9,000 EUR for driving the 50 concrete piles.
