Where is the property in SH? Ostholstein or Plön? Or on the Geest? Peaty or clayey? For example, we bought in OH North without concern and without expert reports and also built without them. It is clear that it is clay soil. That’s how it is here. The builder also found nothing different during the excavation and founded the building as you do on clay soil, with a bit more excavation and a bit more sand. The cabin is finished, bam, the house stands, drainage installed, no problem.

In the district of Schleswig-Flensburg. The new development area used to be arable land. It was already developed by the municipality. There has already been a lot of digging, and you only see soil. Therefore, I cannot judge whether it is clayey.

If it is not in Angeln but more on the Geest, it is not clayey, rather sandy. Clay soil is yellowish and very slimy. But if it was a field, they will probably have to remove more than 30 cm of topsoil, it always has to be removed first. A field was plowed deep and often fertilized, so the topsoil can easily be half a meter thick. Don’t count on the 30 cm being enough, for us it was also a field, and he definitely took away half a meter.

It is always necessary when you have to remove soil because the landfill wants/has to know what is being deposited there. Otherwise, it is more for your own peace of mind.

If construction is already taking place there, just ask one of the builders. Otherwise, ask the civil engineers who are working on the road and development. Look into the justification in the development of the [B Plan], they are often available online where test drillings and drainage concepts are also listed. Are explosive ordnances cleared?
