I like being at home very much, especially a large living, dining, and kitchen area is very important to me and my wife. Also the study, because I have to document that for home office.
But I don’t need little turrets, colorful paints, or wooden paneling on the outside to make it look nice for the neighbors. Nor do I need a representative hallway of 20sqm, but rather practical storage space for vacuum cleaners, supplies, and cat litter boxes. I need it to be nice inside. And I would like a large garage for cars, motorcycles, bicycles, and whatever else comes along.
Depending on the surcharge/cost situation, I would rather build with a basement, for example, than the next bigger house, because for about 10,000 euros I get 50sqm of basement instead of 10sqm of expensive insulated storage space upstairs (just as an example, no idea if the number is correct).
The 440,000-euro house I mentioned above is nearby in a similar location on a similar plot; of course, I have to buy that. And yes, I am convinced that for a 1975 house, at least another 100,000 euros will easily be needed to make it nice (the bathrooms from 1975 alone just won’t do).
Buying the plot from grandma has the advantage that we don’t have to pay real estate transfer tax of 6.5% or a broker fee. The plot has never been built on, but the fees for sewer, etc. have been paid. It is also nicely located in a cul-de-sac without through traffic. The highway is there, of course, but it’s not as loud as you might think, and my in-laws’ place is 500m up the road, also near the highway. So my wife actually doesn’t know it any other way than with the highway nearby.
We came across Danwood because they state the costs very clearly. Even without a basement or a slab, it can be calculated well. Also, the scope of services is available online, showing what still has to be done by oneself. The Family floor plans are fine, and I don’t need a freely planable house for 40,000 euros more.
It is important to me to build without frills and fuss because I don’t want to break my back for the installment. I also want to enjoy my house and not be annoyed by it.
The fixation on the location is justified by the situation. In-laws and sister-in-law live in the town. My wife has to go to work in Cologne (17km) after parental leave, and I have to go to Bonn (30km). Moving away would unnecessarily lengthen the distances and harm the feeling of satisfaction.

And of course grandma can do whatever she wants, but she is actually not competent even though she would never admit it. And I definitely don’t want trouble later with the heirs. Because certainly later it will be said that we forcibly took the plot from her.
: in case of inheritance there is another alternative for me and my wife, but if we had to buy the plot from the community of heirs, 6.5% would be added again, because acquisition from uncles/aunts is not tax-free.
